What LTV will your Lenders Loan?
**One Lender will Loan 90-92% LTV of Appraisal/USA and Canada.
**One International Lender Loans 100% Debt & Equity, WORLDWIDE.

They will Loan up to 78% of Appraised Value, which is usually 100% of
Loan Request., on any Purchase, Re-Finance, Construction, Etc.
How long does it take to fund a project?
For the average loan size, My Private Lender can FUND anywhere from 10-15 Days give or take a day or so. It also depends on the client, how fast he/she Provides the Necessary Requested Information
Does J F Keefer & Associates provide references?
We do not for the Reason that at Every Closing we do, our clients sign a "Privacy Disclosure" form among other legally binding disclosures. This Prevents Potential clients and brokers from calling our "closed Clients", asking them Stupid Questions, Just to ease a client or broker's skepticism." Sometimes we get arrogant brokers that claim to be in the business for 15+ years and they want to become "The FBI" and interrogate how we do business. If a broker claims to be in business for 15+ years, they should already know that Private Lenders CAN NOT provide references due to signed legally binding disclosures unless a client is willing to accept their info being publicized. So that makes you wonder, have they really been in the business that long? Or if they have been a successful broker that long? Hmm!!! Think about it
Does your neighborhood bank provide references? No! So why should we?
I am a Broker, how can I determine if my client is a Pipe Dreamer or not?
Simple, your client is asking for a loan, your client does not have the required down payment, OR your client is asking for 100% financing or asking for All Closing Costs to come out of the proceeds and/or if your client has no assets. (looking for something for Nothing) Does not have "enough Money to Buy Groceries next Week" There are many people with great ideas but if they do not put any skin in the game, their project is meaningless.
My clients states that he already put Several Million Dollars into his project already, could the down payment be waived? NO, there are many schemes to where the Seller claims that the Buyer paid X Y Z into the project and never was able to show proof of it. Then some showed proof but it was questioned if the document(s) legitimate.
Question: Would you put millions into a project that someone else owns? No, so that statement is bogus to us and many other Lenders and Banks out there. If they can not meet the minimum down payment requirement, they will not get funded.
How many points does J F Keefer & Associates charge?
We normally charge 2.0% to 2.5% up to $50M. If the loan amount is extremely high, we lower our points down.( Lender will normally charge 2-3 Pts
What is the max points a Broker can charge?
A Broker can charge up to 2% as long as it will not kill the deal. We have funded projects where the Total Points was 6 Points and the client agreed to it.
I have Numerous Projects "sitting on my Desk" Can J F Keefer & Associates Fund ithem?
Are they "REAL Projects where the Numbers work, The Client will Execute a Fee Agreement, Pay the Engagement Fee and Lender Due Dilligence Fees,? OR are they just " Occupying Space?
My client has a weird project and cannot get funded anywhere. Can J F Keefer & Associates Fund it?
As long as the Loan Profile or Executive Summary states what the funds will be used for, it make sense, the client has the Required "Engagement Fee & Due Dilligence Fees, Lender will hold 1st lien on acceptable collateral and can prove that they can pay us back, My Private Lenders will Usually provide the loan.
What projects will J F Keefer & Associates not fund?
We will not Fund Any project that relates to buying guns, bombs or any other that relates to terrorists or destruction. "
